A few things about that cited Facebook post in the OP struck me: average monthly turnover of 2.5 to 4 million baht, with "estimated profit margin of over 30%". Firstly, why estimated? Shouldn't there be a precise figure from last audited accounts? Anyway, taking it at face value, the profit -- and this is another issue: what exactly do they mean by "profit margin"? -- would be about one million baht per month. Something tells me "profit margin" may be "gross profit" or "gross margin", to use more specific terminology. This would be earnings before operating costs.
Suppose instead the sellers mean an EBITDA of 30%, yet the asking price is only 4 million baht, giving a sort of P/E ratio of 0.33 which is very low indeed. However, this offer may be because they really, really, need a "fast sale". Either the current owners' "other projects outside hospitality" are desperately in need of cash injection or the bar is facing a huge problem in the months ahead and the present owners do not want to be around for that.
If the latter, it would be consistent with rumours of lease termination or non-renewal in the very near future. The cost of having to find a new location and outfitting it, with no assurance that customers will stay loyal after a move, may be the very prospect the current owners wish to avoid.
 

I just received a WhatsApp message from a company calling itself “The Plough-Harborne Limited” stating that my reservation at Zing Resort & Spa in Pattaya had been placed on hold because “guest identity validation has not yet been successfully completed,” and it included a link requesting that I re-enter my credit card information. After contacting the hotel, I confirmed that the message was fraudulent. But the accuracy of the personal details included (my name, phone number, arrival and departure dates, and booking code) suggests that there has been a data breach involving my reservation at this particular hotel.

I've been stung by this before, but my fault for not negotiating the tip beforehand. Took a Jupiter guy back to my hotel for short time and when it was all finished (which tbh was average at best), I went to give him 3000 but he then told me his rate is 5000. As I'm relatively small and the guy was bigger than me, I didn't want to escalate the situation or cause a scene so we settled at 4000. From then on, I now check with guys (that are new to me) their tip expectations to avoid surprises like that.

So after a full day of work Christmas I ran home, tooK a shower, grabbed my bag and off to the airport for a very long trip.  I had planned on sleeping on the long flight but the guy next to me had other plans.  I won’t go into it all but I think the record was around 15 minutes without an elbow to me side.
Anyway after landing in Bangkok at the satellite terminal I speed through customs.  then to the ATM which wouldn’t give me cash.  Not going to lie this worried me, no cash for trip?  Well I had some left from last year.
Change of plans instead of taxi I saved my little cash by taking the Train,  and MRT to Silom.  Finding my way to the Raya I passed a different bank and decided to try and soon I had a nice stack of bills.
At Raya an easy check in then a shower and it was time for the adventure to start… at 711.
when I stepped out I realized the temperature was nice so I decided to start with a walk and somehow found myself at the front door to Arena.

Went back to my room, I recalled that I have my laptop with me, and perhaps I still have access to my whatapps. I recently use whatapps web to access certain file from my phone. So I switch on my laptop and checked if I can open my whatapps. And voila, it is still connected to my account! I immediately grab a pen and paper to jot down all the important phone numbers from my contact. I also texted my two malaysian friends telling them the whole ordeal. 
I also checked my email. And there i saw a reply from bolt customer service about the lost phone report sent by hotel receptionist. Its an email asking for me to give additional detail, my phone number where they can contact me, and consent to share it with the driver. This was apparently sent to me at 3.31 am and i replied with the hotel receptionist number and hotel name around 9.33 am. And I received a reply of acceptance 9.37 am. I am impressed with the speed of response by bolt customer service!
After checking my email, whatapps and facebook on my laptop, i search on how i can open my line account on the laptop but this wasnt successful, not without my phone with me. Went for a nap a bit then was woken up by door bell and a knock on my door. I thought oh must be the house keeping. 
Went to the door to open it and its actually the bellboy, telling me that someone at the lobby asking for me, to return my phone. Im still half asleep but the news woke me up like ive been punched in the face. Still in disbelief, I told the bellboy thank you so much and I will be right down.
Went down full with anticipation, and as I came out of the lift, I saw him the bolt driver from last night, and on his hand, my phone! It was turned off though, probably due to out of battery. I cant describe this feeling of relief, like all of the sudden, all my headaches are gone. I thank the driver and the hotel bellboy and believe it or not, had to convince the driver to take some cash from me as appreciation. He first refuse the cash, but when i told him it is to cover his gas and it is also from my heart, he reluctantly accept it. He then asked to take a picture with me, showing the phone, to report back to bolt. The receptionist working right now was already a new crew so Ill have to thank the night shift receptionist tonight. 
Back at the hotel, I immediately charge my phone and start to switch on my phone. Told my two malaysian friends that Ive gotten my phone back. Having my faith in humanity restored, i started browsing my line, replied a text from forum member, and started planing my next massage, this time with history massage. Been meaning to try this one guy but based on previous report, his tips is quite high, but recently, a friend told me that he has reduced his tips. Also texted a fellow forum member that might be in bkk. All booked, and back to having my nap.

I also prebooked a guy as well. 
Had supper at foodland, but before that, went to goodboy to say hi to a fellow forum member who has now confirmed with me that he is in bkk. Went back to our respective hotel by bolt. By now im a loyal bolt customer hehe.
At the hotel, I told my guy to go to the lift first as i went to the reception to say my thanks to the receptionists. She asked if I already bought a new phone and I told her that no, i havent bought one yet.

perhaps smiling more i.e. showing more interest in clients in the audience  and reducing a bit tip expectations can cure that malaise

I walked by today and here’s a quick update. They were working on the bar with the question mark and I saw the owner of M-Bar there so it looks like he could be adding it to his existing portfolio on M-Bar and Sunee Bar. I should have taken a photo when I went by the first time and the door was open.
The Dragon Music Lounge will be reopening soon under new ownership. A guy at Sunbar told me it’s going to be called PP Bar.
Fun Bar is undergoing major renovations. I’m not sure if the name will change.
 

I'm currently in Bangkok and will be leaving in about 30 hours so I need to be thoughtful with how I allocate my time.  I arrived at BKK airport at 11:40pm last night.  Immediately after customs I took out 10.7k baht from a Kasikorn Bank ATM.  I then walked past the taxi area and instead opted for a Grab.  I wanted to avoid any potential hassle with the taxi drivers as I'm under the impression that they like to gouge tourists a bit and I also wanted to pay with a credit card so Grab was ideal.  Within 15 minutes my Grab arrived and off we went.  About 35 minutes to my hotel in Silom.  The ride with all fees was about 650 baht and I was feeling generous so added 200 baht tip.  
Checked into my hotel(The Quarter) at about 1:15am.  I then freshened up and decided not to waste time and head straight to Good Boys.  It was a 6 minute walk with the slightest drizzle of rain.  First I walked down the main road to get a lay of the land and then doubled back to the Pavilion under Fresh Boys where the other gogo bar is located.  It was about 1:45am and they were about to close so it was probably unexpected that I showed up.  As I got close to the door a boy greeted me and walked me inside.  I was sat at a  table in the center of the room which was not ideal for me though the bar was pretty packed.  Mostly boys but patrons too.  I prefer to be on the perimeter so I can people watch.  At my vantage point I couldn't see anyone behind me.  I planned to just get a drink and not off anyone but the mamasan was sitting next to me and was persistently asking who I wanted etc.

Agree, the rooms at the front of The Venue can be a bit noisy. Trick is to book direct with The Venue and ask for a back room.
In terms of availability, I know they are fully booked tomorrow.

Book quickly. We arrived yesterday and the Complex was as busy as I've seen it since last High Season.  I know that it was Jomtien's Loy Khatong  but according to hotel staff, the season has started-off very well.
Excellent news; it was very subdued when we were here last in July.

I’ve stayed at the Sansuck several times but not since Covid. An attraction was that staying there included admittance to the gay sauna of which, like Olddaddy, I took full advantage. However there are no recent descriptions of this facility on this site. The rooms were fine but  the place is rather far (well over a mile)  from “the action” in the Complex with an uphill walk to the main road  where using the baht buses was sometimes difficult (often full)
i had Zombie’s problem last January with the Complex hotels not having availability. I easily found a room in the Jomtien Palm Beach Resort which is the big hotel nearby on the beach. I asked about joiners mentioning that for me they would be boys and the reception replied “no problem”. After a good week there I did eventually find availability at the Agate on Expedia for the rest of my stay. Maybe the Palm Beach is worth considering.

East Suites is great with big rooms and I have often stayed there but with only 8 (I think) rooms it sells out fast in high season.

Have you tried searching other booking platforms? What is sold out on one platform may not be sold out on another. Agate is also very nice, and East Suites (as @vinapu mentioned) is another viable option, although I've never stayed there before but seems quite nice.
