I never shower at the beginning together with the boy. I use the massage places in Jomtien and in Bangkok the ones in soi 6 (not Prince, the ones further down the road). I enter the massage room with the boy, the boy asks me to shower and I shower. They never ever on their own inituitive start undressing and showering together with me. In fact they leave the room when I shower. After shower I go lie on my belly on the bed, naked, and after a while the boy comes back in and starts massage. Near the end of the massage the question comes if I want special, he undresses and the sex starts.
So this is not the operating procudere for all your guys??? For your guys it goes like this:
1) Enter room with boy
2) Boy on its own undresses and showers with you
3) You get massage with boy naked

What do you think is the reason for this lack of gay gogo's and bars and good massage? They don't want gay tourists? Many Thai guys, gay or not, are willing to sell their body for money. I even ask Thai boys themselves what percentage they think of Thai boys is willing to have sex for money. They all mention percentages around the 90% range. So in Phuket there can't be a lack of willing guys. Ask this question yourself to the Thai guys you know. I am curious if they also quote such a high percentage.

Probably won’t work then for people without a Thai bank account I understand from the above. So the tourist still needs to use cash I guess.

Was it easy for you to find a gay massage place there ? I was in Seoul last year and I did find a gay massage place but I think they are illegal (well the happy ending is I think). Because they operate online on another name then their actual location. Their location online is wrong also. Only via chat you get the correct one. Same I had in Taipei. Was quite a hassle. I think you can’t legally run adult sex places there. 
 
So how did you find the massage places in South Korea? You had the same experience 

A large number of Pattaya moneyboys puts up a post on Facebook in the lead up to birthday with a QR code for anyone to send them a donation, and most Thai will be able to take payment by QR code if needed.
The non Thais are less likely to have a Thai bank account, mostly down to lack of trust and lack of knowledge on how to open an account

Tough question to answer - as I do not believe that the seasonality (high versus low) would impact the quality.  But I am not an expert - and I would suggest that other forum members respond with their opinions.

I would say that they want to get away from the cold or non-pleasant weather and perhaps to escape from forced family gatherings during the holidays ?

Apologies in advance as I am not able to answer @abidismaili's specific question, which is about Pattaya. In any case, @bkkmfj2648 has given you a clear reply. But as I was reading the various posts before that, I saw something that I have commented upon in the past, but it bears repeating.
Bangkok and Pattaya are completely different markets, and it is sometimes a source of confusion when we speak of "Thailand". Chiang Mai is different again. Phuket too. Each city's scene therefore has characteristics that reflect its market. To generalise is to mislead oneself.
Pattaya is a market for Western tourists who have a tendency to come during the northern winter. It used to be that a considerable number of them stay for about 3 months, thereby boosting the appearance of large numbers (due to longer "dwell-time") when the numbers (in terms of unique persons) were probably never very large. This gave rise to the stereotype of a "high season". I will defer to @bkkmfj2648 observation about Jomtien massage shops, but my recall is that the Boyztown bars do have a higher number of boys on the stage during the northern winter. At least that was what I saw in the years past, I dont know if that is still the case.
Pattaya is increasingly also a market for Indian tourists, but they have no interest in the gay scene.
Bangkok's gay scene in its central areas (not its suburbs) is a market for Asian tourists, many of whom come from China and neighbouring, tropical countries. The "winter effect" does not apply. Regulars of Bangkok's bars and tourist-oriented massage parlours will tell you that 90 - 95% of the visitors are Asian, and have been so for maybe two decades. Bangkok's gay scene in its central areas have high spikes rather than a high season. They spike when the source country, e.g. China, SIngapore, Malaysia , Taiwan or Korea has a major holiday and long weekend, and these are scattered around the year. Each spike lasts no more than a weekend or a week at most.
As for the numbers of boys in Bangkok's "places of interest", my observation is that they do not vary by season. A market that has short-lived spikes here and there does not create enough of seasonality.
That said, there is still a significant increase of straight and family Western tourists coming to Bangkok during the northern winter, and this is reflected in hotel and arifare prices; but since they are not into the gay stuff, it has little impact on Bangkok's gay scene. Maybe the number of Westerners in bars will increase to 15% during this period form the usual 5 - 10%, not enough to affect staffing levels in the bars.
Chiang Mai is essentially a local Thai market. Its rhythms reflect that. (I have seen, though, hordes of Chinese tourists in northern Thailand and Laos during the Chinese New Year holidays, with many driving in from Yunnan, too; but they're not interested in the gay scene.)
Phuket is characterised by a strong surge of tourists during the northern winter. It has horrid weather during the summer monsoon, with rain every day and dangerously rough seas. Phuket is exposed to the Indian Ocean, from where the monsoon comes. Sun and sand is also a greater attraction for Westerners than for Asians, so this explains the high proportion of Western tourists in Phuket, which in turn means a northern winter peak. Now, I believe Russian tourists are the biggest group, and given the severe winter in their country, the "high season" is further reinforced. Despite this, Phuket's gay scene, by all reports, continues to wither. I would have thought that, given the homophobia in Russian society, lots of gay Russians would be eager to come, find a bit of freedom and boost Phuket's gay scene the way homophobia in the West fuelled Pattaya's emergence in the 1980s and 1990s, but apparently there is no sign of that happenning.
Maybe @Moses can offer some insight into why this is not happening?

After living here in Jomtien for 2 years now as a new retiree - I would say that the number of guys - high versus low - remains a constant.
Many of the Jomtien Complex massage shops - other than Soda Massage - have a plastic seat capacity issue --> in other words - in their small allotted space - they can only fit "X" number of plastic chairs in front of their shops.  Now it is still low season and during the night most of those plastic chairs are occupied by a masseur.  So, when high season comes they still have the same number of maximum plastic chairs that they can accommodate - hence my conclusion that the number of available masseurs remains the same.
However, I do note that during certain Thai Buddhist holidays there can be a significant drop off in the number of guys available - as they tend to go back to their home towns to be with their families.

Being in Bangkok last Christmas and New Year I found that Hotel prices were significantly higher than in mid January for example. I also found less availability of guys online and more competition in the bars. Prime Massage were booked solid for three days ahead!

Christmas is a normal working day in Thailand so although there will be countless 'melly chlismas' decorations around, the only celebrations such as Christmas Dinners etc. will be in farang bars and international hotels.
By New Year's Eve, the tourist areas will be crazily packed leading up to midnight on NYE.
Thais will enjoy this and celebrate even though their New Year is not till April.
These areas, Silom, Siam Square, Kao San Road etc. will get frighteningly packed.
Beware pickpockets. Beware pickpockets! (yes, I said it twice). Impossible to get taxi at normal prices. (Skytrain and subway late closing (01 or 02?).

It's crowded and festive that week and through the New Year. Nice time to visit if you're looking for a different time of year than your past visits.

If I compare this with the current buildings most current buildings don't appear to be there. Look at the building where now Boyz Boyz Boyz is and the Ambiance hotel, these appear to be different buildings now. Also at the front far left side you see a brown/black building but I don't recognize its shape at all (compare for example with Google street view). Also if you look good the building where now Panorama bar is, looked totally different and there is a big building at the far end (we only see its top floor) that isn't there anymore at all.
Anyone knows that indeed after 1999 a lot of demolition and construction happened in Boyztown?
It also appears the Copa hotel is relatively new. I think it came into being only after 2005? I don't mean the building itself, but the hotel.
Another strange thing. The Boyztown sign changes every few years. I wonder why. I first arrived in 2014 and I am already at my third sign. But before there were at least 2 others (if I search google for older photos). I assume the local hotel and bar owners pay for this sign, but why replace it with a new one every few years? They make so much money that they don't know what to do with it and just decide to make a new sign again?

The show gradually developed into the internationally renowned Tiffany’s Show. Meanwhile, Michael Burchall bought the Cockpit Bar, a go-go bar and restaurant for gay men, and reopened it in 1985. Other bars and restaurants were subsequently added to the same street where the Cockpit Bar was located, and around 1989, the bar owners decided to name the street Boyztown - the first gay town in Pattaya

The buildings have not changed.  They have remained the same for decades.  What you are looking at is a view of the Boyztown other entrance on Soi 13/4.  Both views below were taken from in front of the Penthouse Hotel. 
The building on the right with the ornate wrought iron railings used to be the New Orleans Restaurant.  The tall building in the background is still there.

On another hand  is noting unusual as urban landscapes tend to be constantly evolving. My first visit in Boyztown was in Nov 2013 and it did not change since then other than different occupants in some places though.
For me both links worked.
as for sign, since it's in the open , subject to elements ,  rust, paint peeling off , venues being opened and closed , not unusual there was need to change it periodically.

I dont have any memories of Pattaya before 2006 but I have a copy of Spartacus from 1980.
 
According to that, here was very few gay establishments in Pattaya in 1980, just three bars/nightclubs:
 
Byblos - Beside Orchid Lodge. Comments: no stars.
Tiffanys Bar – South Pattaya Road, near Siam Bayshore Hotel. Hours: 2000-0100. Comments: Three stars.
Tiffany’s Cabaret – same address as Tiffany’s bar. Hours: 2200-0100. Comments: Two stars.
 
I think the Tiffanys Bar was on what is now Walking Street
 
The restaurants mentioned were “Coral Reef Restaurant and Outrigger Bar”, “Dolf Riks ”, and “Nang Nual”.
All were in South South Pattaya Beach (Walking Street), and were mixed rather than gay. Dolf Riks was a Dutch-Indonesian who was a part of the gay scene in Pattaya in the Eighties.
 
 

I don't remember seeing massage shops in the 1990s. There must have been (with girls at least) but I probably wasn't paying attention. That said, I mention in my post above that I got a soapy massage from a boy in Adam & Eve, and the upstairs room was designed for massage. Soapy massages generally come with happy endings, as did mine.
However, I detect in your question that you may possibly be holding an opinion that currently guy massages are widely available in Pattaya - and that's why you're asking when did it all begin. I don't quite agree with this generalisation. Except for the shops in Jomtien Complex, sexy massage by guys is not obvious anywhere else in Pattaya. Yes, you can see straight-looking boys outside a few massage shops around the South Pattaya Road corner, but the front rooms of these shops have foot massage loungers. To the average straight tourist walking past, they may seem as no different from the shops along SIlom Road in Bangkok, which also has very straight looking guys sitting out in front of their foot massage parlours. They don't scream happy endings.The shops that do screem happy endings along Second Road are those with girls out front.
I don't think the gay gogo bars and open-front bars were more hidden. In the early 1990s, there was no internet information, and yet I could easily find Nautilus, Gentleman's Club and Adam & Eve (and probably a couple more that I have since forgotten) on my own just by walking the streets. Something about the frontages of these gogo bars must have signalled "gay" to me. 
As for girl gogo and open-front bars, when looking at the old videos, bear in mind two things: Firstly, they are almost all street scenes, and shot in the daytime. Even now, you don't see bar girls in skimpy bikinis on the streets in the day time with the rarest of exceptions. For technology reasons in those days, night scenes would have been difficult to film at night. Cameras would not be allowed inside the bars. So what you see in those old videos is probably not representative.
In this video showing still pictures from the 1960 to 1990 period, there is one photo at 2 minutes 42 seconds of a girl in a bikini on a stage. This indicates that indoors, even in the decades before I made my first visit, the scene was as raunchy as it is today.
My sense is that the street scene has gotten bolder over the years, but confined to just a few sex streets, such as Soi Buakow and Walking Street, with more girls in bikinis standing out front. But this is just the vaguest of impressions since I wouldn't have paid much attention, having no interest in the hetero bar scene.
Actually, one can still have a family holiday in Pattaya withouth encountering much of the sex trade. Because we tend to frequent the gay sex parts of the city we may not realise there are huge parts of the urban sprawl that don't look X-rated. 

The name "Gentleman's Club" rings a bell, but since I didn't make my first visit until 1990 or so, it must have been around for many years from 1985 on. My vague recollection is that it was in the same Soi as where X-boys is now. But I may be mistaken.
I don't quite recall whether Boyztown was there on my first visit, but I am fairly sure it was by my second visit, probably around 1992, or at the latest by my third visit.
I remember clearly that I stayed in Flipper Lodge in Central Pattaya on my first visit. For my second visit and third visits I stayed at Natural Inn and Cockpit Hotel - not sure now which place was 2nd visit and which was 3rd visit. But I can confirm that by 1993 or so, Boyztown was in full swing.
My earliest memories of gay Pattaya (around 1990) do not have Boystown in them. Instead, the bars were in the Soi 2 area in North Pattaya. I have fond memories of the cavernous (aircraft hangar-like) Adam & Eve, and Nautilus bar.
Adam & Eve had gogo boys whom one could take out or could provide services in their upstairs rooms. It was where I had my first soapy massage (could have been my only soapy massage) lying on a ceramic tiled plinth. 
Nautilus had an aquarium and that was where I saw my first "underwater show" to the soundtrack of Richard Marx's Right Here Waiting For You. 
Sunnee Plaza might have been developing in that period - first half of the 1990s or mid 1990s - but I might not have noticed. By the time I noticed (late 1990s or early 2000s) it had a bad reputation for underaged boys, and I continued to stay away from it.
I can't put a finger on when Jomtien Complex became gay, maybe after 2000? Perhaps others can recall.

I can't comment on Pattaya, as I have not yet been there. In Bangkok, where I go frequently, there was no gay area in 1978, my first visit. You relied on Taxi driver, or concie to find the action. I am talking about sex effectively, though perfunctory massage was often involved. Action there was, I had an excellent  gay threesome, but it was out of sight.  Slowly bars began to develop, though my memory is not great, again word of mouth. I remember being ushered into places, where boys suddenly appeared, cocks out.  Then Soi Twilight started, Barbiery in Surawong? I think the soi 6 scene had also started then, Golden Cock et al. Ditto Silom soi 2. So, by the late 80s, sex in all forms was available!

I can't answer any of @abidismaili's questions with facts, but from what I have read over the years (and largely corroborated by what's said in the two videos above):
It was a small fishing village up till the early 1960s. The US military presence in Vietnam and Thailand built up gradually in the late 1950s and that was about when Pattaya came to the attention of the US officers as a beach escape. Even then it was just a trickle of visitors and visitor numbers would not have been enough to support entertainment outlets.
Everything changed from 1964. US forces surged into Vietnam. Where formerly the US military were predominantly regular officers (and a few thousand at most) sent to train VIetnamese and Thai militaries, now the US presence was mostly made up of young GIs, keen on drugs and sex. Numbers hit a peak of over 500,000 in 1969.
Because these were conscripts often involved in brutal infantry combat, the US organised an R&R rotation. The men generally had a week's leave a year (?). As the above video says, the men had choices: Bangkok, Singapore, Hong Kong, Taipei, even Sydney. Every one of these cities developed a Vietnam-GI entertainment industry, but because these were big cities, the entertainment ghetto remained just one small part of a city, the way Patpong is just a ghetto.
Pattaya was the only R&R option that was not already a city, so the GI-centric type of entertainment quickly became the town's dominant character. That said, the videos say bars (with girls, naturally) only appeared in the early or middle 1960s. It makes sense - that's when there came a critical mass of customers, the GIs by the thousands.
Around 1966, the US moved into and expanded U-Tapao airbase. And thousands more US Airforce, maintenance and logistics people (predominantly male) moved into the region, not as R&R short-term visitors but based there for months or years. So that was another boost to the entertainment business. 
@abidismaili's first question was when massage places with happy ending a thing in Pattaya. I would guess that it came very quickly after the bars were established. Bear in mind, massage is indigneous to Thai culture, and locals too look forward to happy endings. Even if no US GIs had come to Thailand, there would still be a sexy massage massage scene, like you would find in the provincial cities where few tourists venture to.
His second question was "Since when are they all over the place?". I'm not sure if "they" meant bars or massage or both, but I'd guess that the moment US GIs came in large n numbers (mid 1960s onwards), bars AND massage became the main business of Pattaya. 
Rather than see the sex business as arriving into an already family-friendly beach resort, it's the other away around. Pattaya first went from fishing village to a boomtown of sex, drugs, human trafficking (girls needed to work in the shops) in a matter of a few years, and then, ten years later, after the American retreat from Vietnam (1976), there began valiant attempts to make it family-friendly. They needed to do so to fill the empty rooms left behind by the Americans.
Unfortunately/fortunately, by then the glorious reputation of Pattaya had been well established, and even as the GIs vanished, more and more civilians from Europe, Australia and the US continued to come to Pattaya, keeping the sex businesses alive. And growing.
I can't answer your 3rd and 4th questions. What I can say however is that by 1989 or 1990 when I made my first visit to Pattaya, there were gay sex options available. They seemed well-established by then, so they must have been there for several years already. Perhaps others who made their first visits before me can say more about the pre-1989 period.

I am often bored during morning and early afternoon so I thought let’s kill the time and do this walk. And during the walk I was wondering if I was maybe the first person ever in the history of Pattaya sex tourism who has walked from Jomtien to Boyztown. Any forum member has ever done this walk also?

Whilst I have always pre-booked a boy before arriving, I can report that when I arrived at the shops for my appointments, most times I saw no more than 2 - 3 other boys hanging around the place (sometimes none). I have no idea whether they were available for spot booking, or they were waiting for their clients to arrive - in which case they wouldn't be available.
I will have a story soon on ShamelessMack about the evening  when, although I had made a prior booking, the boy was a no show. The manager was deeply apologetic but said he had two other boys available in the house.  They were presented to me in person; they looked almost like clones of each other, so for all practical purposes, I had no real choice re physique or looks. The only choice I had was black shirt or white shirt. And then the manager said that black shirt (or was it white shirt?) was actually waiting for his prebooked customer to arrive in an hour's time. In that case, this clone might do a rush job if I took him, and so I was left with just the other clone.
However, these boys have lodgings in the general vicinity, and my guess (never tested) is that the manager will be able to show you photos from his phone or tablet and you can choose from there. He will then have to make calls to see if the boy can come over, and how soon. You may need to wait up to half an hour, I reckon, for them to freshen up and arrive.

I did in reverse direction and it included walking up to both peaks of Pratamnak hill with admiral and Big Buddha. I think it took 3-4 hrs
