This is the key point IMO. Go for the guy who is your type, be upfront about what you’re looking for, and take charge. It won’t always be 100% what you’re expecting, but 9/10 I get what I’ve come for through that approach. 
Just being honest that I like more than a rub and tug, and Jey consistently provides that at what I think is a fair price.

Yah I like your idea of going out of BKK with a guy or guys. I've not done it yet but am trying to shortlist a guy I like for it. Gotta try him for 24hrs first before knowing if this be a workable future arrangement.

I have taken men away a few times. It can be fun, though expensive, as I usually pay them 4000bt a day, and the bar wants the off fee, plus travel and expenses. I once brought 2 men to Pattaya but ended that after one of them ordered a 6500bt lunch for three of us while I was at the atm. A happier memory is taking two young Vietnamese men from Bangkok to Pattaya for one night and their smiles as the taxi accelerated on the highway and they realised they really were going to the seaside.

I stayed in BKK airbnbs this past October. There wasn’t any issues. I stayed in Pattaya(1 week) ,BKK(1 week), and phuket(1 week). I walked right past the front doors and no one said anything and I also had guys come over. 

Down to the law. In Thailand there is The Hotel Act and The Condominium Act. In short, The Hotel Act covers short term rentals, whereas The Condominium covers the organisation of a Condo. There is no clause in the Condo Act covering rentals, however this is traditionally covered and the Rules and Regulations of the Condo, and administered by the Juristic Person / Officer that all owners have signed up to.
Condo owners can short term rent (less than 30 days) their Condo, however, this would be regulated under the Condo Rules & Regs, and whether the owner has obtained a Hotel License.
A Hotel License can be applied for an individual room / unit as well as the whole building. Some Condo's have done this to cover all units, thereby allowing individual owners to short term rent their unit.
If you check on AirBnB for Thailand there is a category for Hotels that cover the traditional Hotel as well as 'Hotel Licensed' individual units. 
The other point to check, is whether your AirBnB owner forfills their legal obligation in submitting a TM30 within  24 hours of your arrival to Immigration informing them of your new temporary address.
 

I agree that its always best to keep a transaction a transaction. I never managed to keep guys for so long but I think the OP meant guys that they meet each trip as well as met extensively over the past years. Think that makes it tough as the guy(s) would be somewhat past the line of a transaction and be on the lines of fling and more...
