About the guys... it's like comparing Ubereats to a food court in a mall. Brasil you can go to a sauna with working guys and see in real life how the guys are look, talk, kiss, smell....when finding guys on the app, there are risks of what shows up isn't what you were expecting. But once you have some regulars, it's great....I'm going to MDE next week. Flights are usually cheaper to Colombia, generally shorter distance to get to, no visa needed like Brasil starting in April. Poblado isn't cheap to eat, nor is it expensive but there are tons of options, Rio restaurants are meh, SP has better choices. They are pretty similar in the end, I've had more requests for money after I've left from Colombia and that never happens to me in Brasil (maybe 1 or 3 times in 25+yrs). Airbnb's cost about the same in both, for the ones I stay at.

I've learned at all hotels, to call reception when I am heading out to ask them to clean the room....2* or 5*, I've had same thing, come back to a dirty room after being out for awhile. Late 30's 😉

You've been to Thailand before, so I shouldn't have to tell you this, but there is A LOT of photoshop used from guys on apps, and some massage shop's that I haven't experienced in Brasil, a little in Colombia though. I went with @reader to SK and had prebooked a guy that looked ZERO like his pictures....but I was willing to give him the benefit of the doubt to see if he was good in massage/sex.... NOPE. My gut feeling told me to not go with him, because of how much photoshop was used.....should've gone with my gut, perhaps one of the worst experiences in Thailand for me.....and the funny thing is when I walked out, Reader was already waiting outside and when I told him how bad it was he said, "It couldn't have been worse than mine", lmao regarding the Rio guy, the most handsome isn't usually the best sex or to hang out with .....

Been so long that I bought a bottle, I forgot all the particulars....I do have a bottle story though. In Pattaya, BBB when it was part of the hotel when Jim & Gordon were running it...they also did corkage, under the same terms as opening a bottle with a different fee. I asked if that's for any size bottle and they said yes, I had brought a 1.75 bottle of Bacardi with me from the US, something that the staff had never seen, and everyone was amazed, laughing at how big it was (size queens). But Hugh, the manager lived up to their word of allowing it in at the same price. He later told me that they had to hide it, because it lacked the Thai tax stamps and had an inspector or someone come in, they could've had problems. So in addition to buying bottles in the bars, I wonder of they do the same "open a bottle" like back then and at what cost?

No... it's just a balloon payment to the landlord in order to have a lower rent and they, the owner don't pay taxes on it apparently from all the threads I read... def a case of TIT is in play, lol

Times are different today, the world is a different place,,,,🤷‍♂️ Having been in Hotel management and owning my own restaurants, staying open means paying the bills, some people, even big places like Red Lobster go into quite a bit of debt, even if they are open. There's not the money people think there is in a single free standing rented location.....if you own the property, it makes a difference. Paying rent with nothing guaranteed beyond 1 year is a very uncertain investment. I spoke to him about a year ago or so and he was bragging about the sales numbers....which he did about his massage place too, lol

So they are on a year to year lease....? not very smart to invest/run any business, especially something you're going to pay 5 million baht for...curious to know what the payoffs are to the police or whoever else has their hand out.

Not sure why I didn't just Google it too 🤷‍♂️ Here is a post that's informative, along with all the other ones I saw.... so one of the unknowns is, how much longer left on the rental/lease contract....🤔 This is only relevant for tourist areas and a lot less for other areas. Try asking for a receipt for the keymoney in a tourist area. The landlord will laugh in your face. Tax is what he wants to avoid hence the 3 year contracts and keymoney. I know cases where the keymoney was the killer for the company after 3 years hard work. Be prepared to lose it all with only a 3 year contract. If you get an extension and with the same condition, you found a good landlord. If not .. TiT. Keymoney is an asset, one that gets smaller quickly with time. As such it is not worth anything to a business that wants to run longer than the rental contract. It is not an asset, it is a RISK! If you work hard and get a lot of return customers, which normally is a growing asset (goodwill), it will be worth nothing with a short lease contract. And i assume nobody wants to work hard and build a business and have the risk of losing it all because the landlord raises the keymoney to unpayable heights together with a large increase in the monthly rent. When you don't have a long contract, wait until the landlord has some personal problems, like a gambling debt or some new business that needs money quick. Don't let the landlords personal problems be your problems. Cover it in a contract and a long lease. If the landlord wants to cover the risk of the tenant running away, a larger deposit is a much better way. I'll give an example. Rent 10.000, 300.000 keymoney for a 3 year contract, 1 months rent in advance and 2 months deposit. You will have to pay 300.000 + 10.000 + 20.000 = 330.000 at the start of the contract. Instead offer 20.000 baht a month rent, no keymoney, 6 months rent in advance and 2 months deposit. Total at the start 180.000 baht. And try to go for a contract of at least 10 years. Then your hard work maybe pay off and you have some real assets to sell if you want to. This way you have 150.000 available for starting the business and half year time to pay the next 6 months rent. A much easier start and everything in the books for tax purposes. If the landlord is not interested, why should you be in the keymoney and 3 year contract case. Offering this is a good solution in the middle. I just suggest this because the OP wants to start a restaurant in a tourist spot, hardly comparable with a big mall or predominantly thai/thai business.

This would be true For expats/visitors with foreign earnings, the BRL is at record lows..... from the locals standpoint, earning local currency, Brasil can be more expensive, depending on where and with whom they're living. 🙋‍♂️ Yet I continue go for the reasons I've listed below.....plus good shopping, if you're into that. I met him in SP briefly....he'll do fine and have fun.....restaurants, massage, decent/luxury hotels, massage, nice flights, overall safety perception Thailand wins. If you speak Portuguese, which he does, Brasil is AMAZING sex and tons of fun for an average of 1200 thb at today's exchange.... about the same in touristy Medellin, too.
