Today's Los Angeles Times expressed some surprise at the inability of the Stahls to sell this house at $20 million. Yet it's tiny, has 2 parking spaces, and no street parking to speak of. It also has rather precarious architecture. IMHO, probably worth a tenth of this price...

L.A.'s most iconic house can't find a buyer. 'It's a pair...

The Stahl House has been sitting on the market for nearly a year and is currently listed at $20 million. Real estate agents say the price of reputation is hard to pinpoint.

Quite frankly, I'd be surprised if it sold for $10 million. One can get a much nicer house in the Hollywood Hills for that kind of cash.

Is there a recent trend for high end homes in LA going for less than the asking price Seems like this is not the first I've heard about it lately.

On one hand a lot of homes were lost in Malibu and the Palisades fire, but a lot of celebrities are relocating out of California. Maybe the demand won't always meet a sale price going forward.

My place is close to the beach, cooler temps, so the values here remain strong. Hopefully when the time comes I'll get a good price.

'Iconic' is one of the most overused word in the English language but the Stahl House is an icon of the 50's. It is very familiar to people interested in 50's architecture & design. Like the image of Marilyn standing over the subway grate, it's very recognizable.

The huge price tag means the house is being marketed to a handful of very wealthy collectors who are interested in preserving it like a work of art. So, the number of bedrooms or parking spaces are not part of the equation.

Although it's not for sale at this time, another iconic Hollywood Hills home of that era in the 90046 zip code is the Chemosphere. Also somewhat impractical, in that it can only be accessed via a funicular, and also with a perhaps precarious architecture, this house at least has three, not two, bedrooms. On Zillow, the house has a Zestimate of $2.5 million, which is more in line with what I suspect the Stahl house is worth. I think the Stahls must be insane if they think they can get $20 million, much less $25 million for their house (the original asking price).
