Matthew285 Posted August 5 Posted August 5 https://www.fazwaz.com/property-sales/land-for-sale-in-suriyawong-bangkok-u5343516 Just noticed this, looks like the land has been listed since March this year. I know there was some discussion about shops moving out of the soi so just thought would share. For the price asked and the size is this the entire soi? khaolakguy, daydreamer and vinapu 1 2 Quote
Popular Post thaiophilus Posted August 5 Popular Post Posted August 5 3242 square metres. That matches Google Earth's estimate for the area of the entire soi, except for the gated-off part at the far end (reputed to be where the owners live). The big question is, is it in @Olddaddy's price range? jamiebee, bkkmfj2648, BjornAgain and 2 others 5 Quote
floridarob Posted August 5 Posted August 5 102,000,000 USD.... A number too big for me to fathom and then what, tear down or just collect rents? Quote
PeterRS Posted August 6 Posted August 6 If that is indeed the price, surely it must mean tearing town and erecting one or more high-rise buildings. But the soi is too narrow for any single building over 8 stories. I suspect it has to be for the entire soi and the house at the end so that the soi can be eliminated with just one really big high-rise. Quote
emiel1981 Posted August 14 Posted August 14 Soi 4 is still for sale on that site. I'd expect the land in this prime location to quickly sell to a developer who could build yet another modern shopping mall (as if there weren't enough of those in Bangkok...). But it's been on the market for four months... I don't know anything about realistic prices in Bangkok, but perhaps the asking price is a bit high, which is why it hasn't sold yet? Let's hope the soi remains the gay hotspot it is for a while longer. I still miss Soi Twilight when I'm in Bangkok, so what if Soi 4 disappears too? Ruthrieston 1 Quote

Listing price may be indeed prohibitive signalling that land is for sale but only if right price will come and there's no rush for a deal. . Quote
khaolakguy Posted August 14 Posted August 14 The family have never been in a rush. I would be driven crazy by needing to drive back down that soi just to get home after a night out, but hey who is paying for the night out, and value is only going to go up. PeterRS 1 Quote

Seriously, with Bangkok 1 open and the new development on the corner of Silom/Convent with @vinapu's second favourite Michelin 7-star restaurant also open, I really wonder if there is sufficient demand for yet more malls, offices, even apartments in that area. In any case, if the land has been up for sale for several months, I imagine potential developers will surely need to get some form of advance planning permission for an acquisition in that area before concluding a deal and putting money down. Can you imagine the blockage on Silom with an endless procession of cement and other construction trucks? Quote

Every unit on soi 4 is on an annual lease (renewed every New Year). The existing leaseholders have been assured that they will be renewed again this year and hopefully some years to come. For many, many years developers have been interested in the soi and could be seen 'measuring it up'. One very busy bar has this year moved from the middle of the soi to the end and have extensively renovated their new premises. Also a new wine bar in the soi. This all doesn't look to me as if big changes are coming. Another question in this thread -- the family --yes the family that owns the soi lives in the compound at the gated end of the soi. and yes, they have a ladyboy son. bkkmfj2648, PeterRS, emiel1981 and 2 others 5 Quote

As long as the various venues can find a new location, it's fine. And hopefully, it's a new location where many gay bars are together and not scattered across the area. Most of the (show/boy) bars that used to be on Soi Twilight have found a new spot in Patpong. But even though they're still together there, the atmosphere is unfortunately nowhere near as good as the old Soi Twilight location. Hopefully, there's a soi in Silom/Patpong where gay venues can gather together and have a good atmosphere. There was a rumor that several gay bars/clubs would open where Moonlight is. I'm curious.
