I am really looking to buy in Pattaya / Jomtien area a 1 bedroom unit 

I couldn't live in a studio it's got to be one bedroom with a balcony 

I wonder if I can still pick up anything for under 2 million baht 

As for renting , that has its benefits too 

I came across this sign today outside a Jomtien complex real estate 

 

 

Sometimes when they say one bedroom, they mean studio (bed sit). U could always check it further....

If I was going to buy I don't want to be too far away from anything, so maybe those View Talays would suit me 

I don't want to cross that busy road everyday though

Having lived here now for 4 years - try to purchase or rent a 1 bedroom unit that faces the sea with a balcony seaview.  Otherwise why live here.

It will give you endless amounts of joy - believe me.

Plus, when the weather is going to get bad - you can see it incoming from a high floor (and plan your day accordingly) - at street level or away from the beach - you are clueless that a nasty rain storm is about to wreak havoc.

Get at least a 2 bedroom, so you could invite board members stay over....  make sure both bedrooms have a ocean view balcony on a high floor.

On second thought, windows will be fine, don't need everyone becoming PFC members after 1 night 😝

Unlikely in Jomtien or Na Jomtien. Perhaps in Nakleua or Pattaya Tai. No ocean view. Even a 45 sqm studio with a decent ocean view (which you can split into a bedroom and tiny living room) in one of the View Talays would cost you upwards of 2.5 million. Personally I like Pattaya Tai, Nakleua and parts of Central Pattaya as it's got more of a local vibe.

The apartments in the newer developments in Thailand are becoming tinier and tinier with one-bedroom units coming in at 30 sqm!

What I've never understood is why there are only one or two tiny bedrooms in some of the bigger units. Just for fun, we checked out a 200 sqm unit in Pratamnak which was on the market during our recent visit and it had two smallish bedrooms and and one bathroom! The rest of it was just unused open space. It's a shame because it had a great ocean view. Here an apartment of that size would come with at least three comfortably sized bedrooms, three bathrooms and a helper's room. What am I going to do with all that unused space? I don't like entertaining at home - too much work and people tend to overstay their welcome. When we do entertain it's either at a restaurant or the club where everything is taken care of and we ourselves come as guests.

I hope I didn't put you off, Olddaddy. I think you can find something for 2 million baht in Pattaya, just not in the location you want and not with a sea view. Renting while you scout around for something more permanent is a good idea and try renting during the months in which you haven't been in Pattaya previously so that you'll get a better picture of what Pattaya is like all-year round. Pattaya can feel quite different during the high season which can last up to five months.

I purchased a studio just off Naklua Road 12 years ago, it was really good, I had everything I needed with the baht buses 100 metres away. In recent years many business are well gone and the area is nothing like it used to be. If I was looking to purchase now I'd be looking at the Jomtien area even if it cost a bit more.

Sorry to say it as it is, but I think your options are either to severely compromise on standards of accommodation, or work and save hard for a few more years.

My advice in Thailand would be to rent so that you could walk away

Might an apartment with a history of gruesome death or Pattaya Flying Club activity fetch a lower selling/rental price? In superstitious communities this could be the case as the property is associated with ghosts or bad luck. Olddaddy could search for apartments with a similar history.

I suspect you are right, but I would still be grateful if you could elaborate on the reasons for that. I can think of a few myself.

On the other hand, if owning, I could select the unit I want and make all the modifications I want for it to be just right. Sound insulation etc.

Maybe your right nothing nowadays under 3 million baht in Jomtien

People have had a great deal of trouble selling their condos when they decided to move or had to return to their home country.

I'd imagine pricing may have something to do with that. Although with large numbers of condos unoccupied since construction 20 or more years ago, it may well not be the only factor.

Also:
You cold buy somewhere convenient like Yensabai, then find all the nearby gay bars close and the demographic changes.
They could cease maintaining the building properly.
Neighbours from hell could move in.

Taxation may be a consideration. I believe income remitted to Thailand is taxable for residents. So whilst it would be wise to live in Thailand for a couple of years before buying, it may be more tax efficient to send the money to Thailand for that before becoming tax resident ?
