Also:
You cold buy somewhere convenient like Yensabai, then find all the nearby gay bars close and the demographic changes.
They could cease maintaining the building properly.
Neighbours from hell could move in.

Great point

Things change ....places change

Yensabai was the gay man's go to Condo back in the early 2000's .

Yes you are right. That's a quarter-century ago alas. Now Sunee is somewhat of a hell-hole with Kuwaiti dragsters tearing down the streets on their bikes. I do expect however that Yensabai units are now going for a song, but who would want to live there?

Maybe your right nothing nowadays under 3 million baht in Jomtien

I saw some studio units for sale at View Talay 5 for under 3 million Baht but these were lower floor units and with simple furnishings. Personally I'd rather an unfurnished unit and do it up myself. You can convert a 45 sqm studio into a one-bedroom.

And Centre Condo too? That could be an option and if I remember correctly it's not that far from the morning markets, Soi Buakhaw, Boyztown and the Royal Garden Shopping Mall. It's a very old development; built in 1990 I believe.

I live in Center Condotel and there have been many renoations to the building for the better. Good location as everything is nearby. And reasonable prices.

More times spend in an area, makes sense to own the place. A good friend just bought one in Jomtien area, 5 minutes walk from the bus terminal on Thappraya Road. An older building, well constructed with brick wall, 25 plus years old, 108 sqm, one bedroom with balcony wrapped around for 4 millions. The last guy paid 12 millions baht. It takes time to find a suitable one and it doesn't hold the value.
